Window Replacement, Leak Detection & Full Exterior Protection
When this Beaverton homeowner first called us, the request seemed straightforward — fix a
leak around a large front window. But as is often the case with exterior work, once we opened
things up, the story went much deeper.
Large Custom Window Replacement
The front window was oversized — far larger than standard residential openings. Current
building code requires proper header flashing above all windows to prevent water from getting behind the siding. With an opening this large, standard off-the-shelf flashing simply wouldn’t work. We fabricated custom metal header flashing specifically for this window to ensure:
• Proper water shedding
• Seamless integration with siding
• Long-term moisture protection
We completed similar custom flashing work at the garage window, where scale and exposure
required the same tailored solution.
Investigating an Intermittent Roof Leak
During the project, the homeowner mentioned an occasional roof leak that previous contractors had been unable to pinpoint.
Our team performed a full exterior and roofline inspection and identified two failure points:
• Deteriorated chimney flashing
• Compromised valley flashing
Both areas are high-risk water entry zones, especially here in Oregon where roofs take constant rain.
We removed the failing materials and installed new, properly integrated flashing systems to
permanently stop the intrusion at its source.
Roof Cleaning & Moss Prevention
While addressing the roof repairs, we noted significant moss accumulation — including buildup beneath the solar panels, where moisture tends to linger. We performed a full roof cleaning, carefully working around and under the solar array. To prevent future growth, we installed zinc moss-prevention strips, which naturally slow moss from coming back — a simple, long-term solution for Northwest roofs.
Gutter & Drainage Rehabilitation (No Replacement Needed)
Overflowing gutters were contributing to water exposure on the siding below.
Instead of recommending full replacement, we evaluated the system and found:
• Gutters were structurally sound
• Downspout drains were clogged, not failed
Our team:
• Sealed gutter seams
• Installed gutter guards
• Flushed and tested all drainage lines
• Confirmed proper flow away from the foundation
This restored full function without unnecessary replacement costs.
Targeted Siding Replacement
One elevation of the home had taken the brunt of weather exposure over time. We replaced the deteriorated siding on that side of the house, restoring:
• Weather resistance
• Structural protection
• Visual continuity with the existing exterior
New materials were properly flashed, sealed, and tied into the existing exterior.
